I write down what I'd do and exactly what you'd pay, in plain words. Take your time and decide.
I catch up the books, set up online booking, and fix your listings. Your old way keeps working until the new way is ready.
Every month you get a short, simple report and a phone call. You'll see what I did, what it brought in, and what I got paid.
What it costs

25% of the extra
$0 upfront · $0 a month
We look at what your park made in the last 12 months and write that number down together. Everything up to that number is all yours. On anything above it, I get 25%. If your park doesn't make more, I get nothing.
2% of what comes in

For owners who just want the books off their plate. I charge 2% of all the money your park brings in, paid once a month.
Example: If your park brings in $300,000 a year, that's about $500 a month.
Want an even better deal? On the booking plan, my share drops from 25% to 20% if you agree to one thing: if you ever decide to sell your park, you'll give me a chance to match any offer first. You never have to sell. And if I match, you get the same price you were offered.
Your park, your stuff
Your website, booking system, guest list, and accounts are all in your name. If we ever part ways, you keep every bit of it.
I can look at your bank and books, but I can't move money. Guests pay you directly. Nothing gets paid without your OK.
Every month you'll see what I did, what it brought in, and what I got paid. No fancy words. No surprises.

I grew up in a real estate family. My sisters and I spent our childhood working on Dad's apartments and laundromats: mowing, painting, cleaning, collecting rents, and rolling quarters for the bank. I know the work never really stops.
In my career, I've built and led a team that runs on numbers, systems, and the right tools. My husband and I also ran our own Airbnb for five years, and I've stayed at more small campsites than I can count.
I started Campfire Park Partners because family-run parks are special, and the folks who run them deserve good tools without big bills or confusing contracts.
Questions owners ask
It depends on the help you want. For booking and marketing help, it's nothing upfront and no monthly fee. I get 25% of anything your park makes above what it made in the last 12 months, and your bookkeeping and reports are free. If you only want your books done, it's 2% of the money your park brings in, paid monthly. Nothing upfront either way.
